Umm Al Quwain real estate: Sobha Realty unveils next phase of $20bn coastal masterplan

Sobha Realty has launched Sobha AquaCrest, the second residential cluster within its landmark Downtown UAQ masterplan — a $20bn (AED73.4bn) coastal destination that is transforming the urban and architectural landscape of Umm Al Quwain.

Spanning 25 million sq ft, Downtown UAQ | Sobha Realty ranks among the most ambitious coastal masterplans in the Northern Emirates, featuring seven kilometres of uninterrupted beachfront and a total coastline of 11 kilometres.

Upon completion, it will accommodate over 150,000 residents and combine luxury residences, marinas, retail boulevards, offices, hospitality, and leisure zones — all designed to elevate beachfront living through sustainable design and craftsmanship.

Sobha AquaCrest comprises five towers offering one-, two- and three-bedroom apartments and duplexes, scheduled for handover by June 2029.

The design blends contemporary architecture with coastal serenity, reflecting Sobha Realty’s hallmark precision and attention to detail.

Each residence integrates advanced sustainability features, including double-glazed façades for superior heat and sound insulation, energy-efficient HVAC systems, district cooling to reduce power consumption, EV charging stations, and eco-friendly materials that foster a healthier living environment.

More than 50 per cent of the Downtown UAQ | Sobha Realty masterplan is dedicated to open and green spaces, promoting harmony between nature and modernity.

Landscaped parks, jogging tracks, and beach promenades will weave through the community, encouraging active, connected lifestyles.

The development is also designed as a next-generation mobility hub, with future provisions for air and water taxis to ensure seamless, sustainable connectivity across the emirate.

Cultural and lifestyle destinations

The wider community will feature a range of cultural, wellness, and leisure experiences — including an Art and Design District, a Museum and Marine Experience Center, a Wellness Park, multiple marinas, a public beach, a retail and dining promenade, and an open-air amphitheatre.

These elements aim to bring vibrancy to Umm Al Quwain’s coastline while deepening the connection between residents and their natural surroundings.

Sustainability forms the foundation of Sobha Realty’s long-term vision for the Northern Emirates. Both Downtown UAQ | Sobha Realty and Sobha Siniya Island share a commitment to eco-sensitive development, marine conservation, and responsible coastal planning.

Sobha Siniya Island dedicates 60 per cent of its area to protected green zones, mangroves, and open habitats — complementing Downtown UAQ’s sustainable design.

Economic contribution

Together, Downtown UAQ | Sobha Realty and Sobha Siniya Island are projected to generate nearly 30 per cent of Sobha Realty’s total sales in 2025, with combined revenues estimated at AED12bn ($3.27bn).
