Taraf, Masdar City partner to develop 153-acre Fay Hills community

Abu Dhabi has unveiled Fay Hills, a major new residential masterplan in Masdar City that aims to set a new benchmark for sustainable, wellness-focused community living in the capital.

The 153-acre development is being delivered through a partnership between Taraf, the real estate arm of Yas Holding, and Masdar City, Abu Dhabi’s flagship sustainable urban district. The project is designed around human-centred living, with a strong emphasis on walkability, green space and environmental performance.

Fay Hills will be made up of four interconnected residential villages linked by shaded green corridors, landscaped parks and carefully integrated water features. The masterplan blends Taraf’s design-led residential approach with Masdar City’s established sustainability framework to create a low-impact, future-ready neighbourhood.

Sustainable living redefined in Masdar

As part of the joint venture, the partners have also launched Fay Gardens, the first village and Phase One of the wider masterplan. Covering 33 acres, Fay Gardens will feature 130 four- to six-bedroom villas, arranged around three signature parks named Terra, Aria and Azura. Each park has been designed to support different lifestyle needs, ranging from social gathering spaces and active outdoor areas to quieter, more contemplative settings.

The layout prioritises walkable streets, shaded public spaces and seamless indoor-outdoor living, reinforcing the development’s focus on wellness, community interaction and everyday comfort. Green landscaping and natural elements are central to the design, supporting a calmer living environment while encouraging residents to spend more time outdoors.

Fay Hills reflects Abu Dhabi’s broader push towards sustainable urban development and aligns with Masdar City’s long-standing role as a testing ground for environmentally responsible living. The project also adds to Taraf’s growing residential portfolio, which focuses on thoughtfully designed communities that balance lifestyle quality with long-term value.

Once complete, Fay Hills is expected to contribute to Masdar City’s evolution as a mixed-use destination, combining residential neighbourhoods with innovation, education and commercial activity, while reinforcing Abu Dhabi’s ambitions to deliver greener, more liveable cities.
