Aldar has unveiled Yas Riva Residences, a new canal-front residential community on Yas Island designed to combine the energy of active living with the serenity of waterfront life.

Located along the island’s northern coast, next to the sold-out Yas Riva villa community, the development features six mid-rise buildings with 950 apartments ranging from studios to three-bedroom homes.

Each residence offers spacious layouts, premium finishes and private balconies with panoramic canal, sea and island views.

Inspired by resort-style living, Yas Riva Residences is centred around The Pavilion, a contemporary social hub featuring a café and communal kitchen. The design draws inspiration from Barcelona’s modernist architecture and serves as the heart of the community, encouraging connection, culture and relaxation in a waterfront setting.

The development offers four distinct pavilion experiences focused on wellbeing, recreation and family life. Amenities include water sport and boating facilities, spa spaces, family activity pools, shaded gardens, and indoor and outdoor sports areas.

“Yas Riva Residences captures the rhythm of Yas Island — a balance between adventure and calm,” Aldar said in a statement. “It’s a place where residents can start their mornings on the water and unwind by the shore at the end of the day.”

Residents will benefit from Yas Island’s renowned attractions, including theme parks, shopping destinations, schools and entertainment venues. The community’s connectivity places it within easy reach of Zayed International Airport, Saadiyat Island and Abu Dhabi city centre.

Built in line with sustainable principles, Yas Riva Residences is targeting Estidama Pearl 3 certification and Fitwel 2 standards. The design incorporates shaded walkways, landscaped spaces and active outdoor amenities to promote wellbeing and social interaction.

The development is open to buyers of all nationalities, with sales starting on 5 December.
